Waiting for 6% Mortgage Rates Will Cost You More Than Buying at 7%

6% mortgage rates won't save North OC buyers

Almost every buyer I talk to in North OC right now says some version of the same thing: "We're just waiting for rates to come down." I get it. Nobody loves the idea of locking in a 7% mortgage. But here's the uncomfortable truth — waiting for 6% will probably cost you more than buying at 7% does.

The leverage you have right now disappears the day rates drop

Here's what the market looks like today: a huge amount of North OC sellers are cutting prices. Homes are sitting — average days on market in Yorba Linda is 90 — and sellers who've been sitting are negotiating on price, closing cost credits, repairs, and timelines. You can walk into a negotiation right now and actually negotiate. That hasn't been true in years.

Now picture the day rates hit 6%. Every buyer who's been waiting floods back at the same time. And here's the problem: no flood of new listings is coming to meet them. 81% of California homeowners are sitting on mortgage rates below 5% — they're not selling into a 7% market, and a drop to 6% doesn't change their math enough to list either. Same tight supply, way more buyers. That's a bidding war. And bidding wars don't come with seller credits or price cuts.

Do the real math

Let's say you're looking at a $950,000 home in Fullerton — right around the median. At 7.25%, your principal and interest is roughly $6,480 a month. At 6%, it's about $5,700. That's a real difference — around $780 a month.

But that comparison assumes the price stays $950,000. If waiting means you end up bidding $990,000 against five other buyers at 6%, your payment is about $5,940 — and you gave up the credits and negotiating power you had at 7%. The rate isn't the only variable. The price you pay and the terms you get matter just as much, and both are better right now.

Marry the house, date the rate

Buy the house, refi the rate

You've probably heard this one. It's cliché because it's true. You can refinance a rate — you can't refinance a purchase price. Every buyer who bought at the 2023 peak rates and refinanced when rates dipped came out ahead of the buyers who waited for the "perfect" moment and ended up paying more for the house.

The buyers winning in North OC right now are the ones who found a home they love at a negotiated price, locked in, and set a calendar reminder to refinance. The buyers losing are the ones still refreshing rate trackers while prices hold and competition builds.

When waiting does make sense

I'm not saying everyone should buy tomorrow. If your job is uncertain, if you don't know where you want to live, if you can't comfortably afford the payment at today's rates — wait. Buying a home you can't afford at any rate is never the move.

But if you're financially ready and the only thing holding you back is the rate number itself? That's the most expensive kind of patience in this market.
